Graduating from ohmygod.
The counter offer came back today at only $5,000. more than we'd offered. We accepted it and signed the papers.
I'm still in shock.
There are a few more items to deal with — financing details, home inspection — so we won't know for sure if the house is ours until closer to the end of the month. Things are looking alarmingly good though.

We're hiring a professional home inspector so hopefully he'll catch everything.

Go through that house with a fine tooth comb in your inspection.
I thought I was anal when I did mine, but boy did I ever miss stuff.
